Next White LLC

Next White LLC (identification number 445539855) is the company of the Next Group that built the Next White complex at 27 David Mamuladze Street, Batumi, and sold its apartments. It calls the building "constructed by NEXT WHITE LLC" in its own service conditions.

Directors

Two directors appear in the documents in this dossier. Gocha Apakidze signed the materials and meters agreement of February 2025. Koba Devadze is named as director in both falsified drafts sent to me in January 2026: the management agreement dated November 13, 2024, and the service conditions dated August 1, 2025. Neither has written to me. The company's contact address in those drafts is on the domain of Next Hospitality, nexthotels.ge, and its lawyer, Gvantsa Lomadze, writes from the group's domain.

What it has signed with me

One document, under coercion: the materials and meters agreement of February 17, 2025, under which I paid US$2,028 for the use of the freight elevator I co-own and waste removal I did not need, and GEL 2,400 for the installation and registration of meters that were already installed. The agreement identifies me by my previous passport, misstates the street, the cadastral code and what I own, and contains a clause referring to "the contract" that it modifies, although no contract between us existed. It is a transactional agreement, and it is the only one.

What it wants me to sign

Both drafts of January 28, 2026 name Next White LLC as the "Seller/Managing Company" and me as the "Buyer/Owner", and are written as annexes to a purchase agreement between us. Next White never sold me anything. I bought my apartments from a private individual, and my titles record that purchase. The drafts are falsified: one is dated to the day my titles were registered and cites a passport issued the following month; the other is dated to the first month of the fees. Under the service conditions the fee is owed to Next White but paid to the account of Next Hospitality, and it may be paid out of the owner's management income "only if the 'Seller' is a party to both mentioned agreements" (2.4). The two documents were drafted as a pair.

What it says sales agreements oblige

On July 7, 2026, its lawyer wrote that under the "Preliminary Sale and Purchase Agreement executed between the buyers and the Developer, every purchaser undertook the obligation to execute the Management Agreement and the Common-Area Service Agreement upon registration of ownership", and that the developer "has undertaken corresponding obligations before the competent governmental authorities". Those are the obligations of a tourist enterprise. They bind Next White. The company has never produced the agreement it says the previous owner signed, on grounds of confidentiality, and its lawyer has confirmed that nothing is registered against my titles.

The building

By its lawyer's own account, the building has not been commissioned: acceptance into exploitation awaits a commission convened by Batumi City Hall. Next White nevertheless treats the services as having "factually commenced" in August 2025, and the fees run from that month. Owners report apartments delivered without balconies, furnishings or smart locks they paid for, a refusal to sign acceptance acts that list defects, and no answer to written claims.

The gas installation in my apartments was Next White's work. The plastic pipe, embedded in concrete, ruptured; we spent about six weeks without gas and replaced the system at our own expense. I have asked four times for the construction documentation of the original installation: the design, the pressure and tightness tests, the acts of concealed works, the certificates. The company's after-sales department says its contractor holds all of it, and refers me to the contractor; its manager refers me to the gas utility. Nothing has been produced.

In this dossier

Next White LLC is named, with Next Hospitality, in the criminal complaint I tried to file on July 6, 2026, in the complaint the Prosecutor's Office registered as 01/13-94415, and in my demand of August 11, 2026. The grievances I sent in February 2026 concern its sales team, its engineer Shota and its construction.

What I do not know

• Whether Next White still owns apartments in the building, and how many.
• Whether it or Next Hospitality holds the tourist-enterprise status and declares the turnover.
• Whether the previous owner of my apartments signed anything with it. He denies doing so, and its lawyer says the agreement is confidential.
